Welcome back, Wake Up Right fam! You know who just had the best 80th birthday ever?

President Donald J. Trump.

On Sunday, he announced that a peace deal had been reached with Iran, sending oil prices tumbling. A few hours later, he kicked off UFC Freedom 250 on the White House lawn.

Pretty epic. We’ll dive into all the details below.

Peace with Iran is reached

The U.S. and Iran reached a peace deal to end the nearly four-month war, with President Donald Trump declaring: "Ships of the World, start your engines. Let the oil flow!"

The details: Between the White House's terms and the mediators' statement, here's what the deal covers:

  • All fighting ends on all fronts, including in Lebanon.

  • The Strait of Hormuz reopens, and the U.S. lifts its naval blockade.

  • Tehran stops funding terror groups like Hezbollah.

  • Iran agrees to a 60-day negotiation over its nuclear program.

  • Trump will unfreeze Iranian assets after a nuclear deal is verified.

Bibi blowup: The deal nearly fell apart Sunday after Israel – which has reportedly been shut out of the talks – hit Hezbollah targets in Beirut.

  • Trump was livid, reportedly asking Israeli Prime Minister Benjamin Netanyahu by phone, "What the f— are you doing?" He later called Netanyahu a "very difficult guy.”

Wait, is this legit? Despite weeks of close-call deals that fell through, this one appears to be the real deal. Pakistani Prime Minister Shehbaz Sharif, who had been mediating negotiations, confirmed that all sides have agreed to the deal.

Here’s the catch: This peace deal does not officially end Iran’s nuclear program. There’s a big difference between an agreement to denuclearize and an agreement to negotiate on denuclearization. Trump warned he'll resume strikes if a final accord isn't reached.

The numbers: The war has taken a toll on Trump, as gas prices and his approval rating moved in unison.

  • In late February, his approval was at 43.5%, and the average gas price was $2.93 per gallon.

  • Today, his approval rating sits at 40.6%, and gas prices are $4.14 per gallon.

The last word goes to Trump, who took a victory lap on Truth Social, writing:

  • "This Great Deal will bring Peace and Security to the whole Region. Many presidents have tried to make Peace with Iran, and all have failed before me.”

UFC Freedom 250 at the White House

President Donald Trump turned the White House South Lawn into a UFC arena Sunday night, hosting the first sporting event in the building's history – a 250th-anniversary spectacle doubling as his 80th birthday that delivered seven straight knockouts.

The details: UFC Freedom 250 packed roughly 4,000 ticketed guests – many of them service members – into a temporary arena on the South Lawn, with an estimated 80,000 more watching from the Ellipse and thousands crowding the National Mall.

  • 🥊 Every one of the seven fights ended by TKO, and none of the first six reached the end of the second round.

  • 🇺🇸 American Justin Gaethje, a 6-to-1 underdog, stopped champion Ilia Topuria around 1 a.m. to reclaim the lightweight belt.

  • 🏛 Fighters walked out from inside the White House, with Gaethje and Topuria emerging from the Oval Office itself.

The spectacle: The Navy's Blue Angels and Air Force's Thunderbirds roared over the mansion as Zac Brown sang the national anthem, backed by the Armed Forces Joint Chorus. The Marine Band played walkout music while Joe Rogan worked the cage.

  • The show wove in clips of past presidents, including Ronald Reagan and Franklin D. Roosevelt, between fights and live music.

  • The crowd sang "Happy Birthday" to Trump, and fireworks lit up the sky over the Washington Monument.

  • Most of the winning fighters thanked Trump on their way out of the cage.

Back up: On Friday, a federal judge appointed by Obama rejected a last-minute bid by two D.C. residents to shut the event down, ruling they couldn't show the fights actually harmed them.

The debate: Supporters called it a once-in-a-lifetime celebration of American grit. Critics on the left said Trump was debasing the White House. These are the same Democrats who let a transgender dude flash his fake boobs on the White House lawn under Biden.

  • UFC CEO Dana White insisted, "This event was for America's 250th birthday. There was no political agenda.”

The last word goes to Justin Gaethje – the American fighter who walked into the Octagon as a 6-1 underdog and walked out with the UFC lightweight belt:

  • "I'm from America. 250 years ago, we were way bigger than 6-1 underdogs. And look at us thriving now. To all the current, former, and future military service members – thank you so much!"
